A bathroom should drain properly, feel comfortable and be easy to keep clean. If yours has worn tiles, awkward storage or fittings that need replacing, First Service Renovation offers bathroom renovation in Singapore planned around your space, budget and daily routine.
We support HDB owners, condominium residents and landed-home owners, as well as landlords preparing a property for its next tenant. From Balestier and Toa Payoh to Tampines and Jurong East, the starting point is the same: understand the existing bathroom before deciding what to change.
Tell us what is troubling you, share a few photos and explain the result you want. We can discuss the work needed and the next step towards a site assessment and itemised quotation.
First Service Renovation provides renovation, repair and handyman support in Singapore. Our service range brings bathroom work together with related plumbing, waterproofing and finishing needs. You can ask about an individual repair or discuss a broader renovation when several parts of the room need attention.
Our Story :
Our approach starts with the property and the people using it. An older resale flat in Whampoa may need different work from a condominium bathroom in Novena. We focus on defining the scope and discussing practical choices before you commit to a renovation plan.

Our published core scope is approximately S$6,500, with owner-supplied tiles. Your final quotation depends on the bathroom’s condition, work required and selected fittings. Ask which materials, installation items and optional upgrades are included, and confirm any GST treatment before comparing the total with another contractor’s offer.
A standard bathroom renovation can take around two to three weeks, depending on the agreed scope. Treat this as an estimate, not a fixed deadline. Hacking, waterproofing curing, testing, material availability and fitting installation affect the programme. For Singapore condominiums, building access and permitted working hours can also affect scheduling.
A toilet renovation package should list the agreed removal work, surface preparation, waterproofing, tiling, plumbing and sanitary fitting installation. It may also include accessories or ceiling finishing. For your Singapore property, check quantities and supply responsibilities carefully; a vanity, shower screen or heater is not automatically included in every quotation.
Some HDB renovation works require a permit, while others do not. Confirm the exact scope against HDB’s current guidelines before starting. HDB also requires flat owners to engage contractors from its Directory of Renovation Contractors. Ask who will be responsible for the application and approved work for your flat.
HDB restricts removal of original bathroom and toilet wall and floor finishes for three years from the block’s completion date. This differs from your key-collection date. Check the proposed work against current HDB guidance before changing finishes, and discuss permissible alternatives without assuming every overlay or alteration is allowed.
Tile overlay may be suitable when existing tiles remain sound and the proposed floor height, drainage and fitting clearances work. It is not a substitute for diagnosing leakage or loose surfaces. Before choosing an HDB toilet overlay package, arrange an assessment of the existing bathroom and its underlying condition.
Bathroom waterproofing and testing can form part of the agreed renovation scope. Confirm the preparation, specified system, curing requirements and testing arrangements in writing. Ask what records will be available at handover. Where HDB requirements apply, the work must also follow the relevant conditions for your flat.
Send current bathroom photos, a floor plan if available, your Singapore address, property type and number of bathrooms. Describe leaks or drainage problems and list fittings you want to keep or replace. Share your budget, preferred timing and any HDB or condominium instructions so the initial discussion is useful.
Ask for written warranty terms separating workmanship, waterproofing and product coverage, including exclusions and the claim process. Verify the contractor arrangement for HDB work and the professionals carrying out regulated tasks. PUB requires Licensed Plumbers for regulated water-service and sanitary-plumbing work, with specified exceptions for simple plumbing tasks.
A useful bathroom renovation package should explain what is being supplied and installed. A floor refresh, a one-room overhaul and work on both the master and common toilets involve different scopes. Ask for the work to be itemised rather than judging the offer by its headline price.
Our published toilet renovation cost breakdown lists approximately S$6,500 for the stated core scope, with tiles supplied by the owner. This is a planning reference, subject to site assessment and a current quotation. Confirm GST treatment, fitting specifications and any additions before booking.
6 simple steps from first contact to perfect handover.
Share photos, your location and property type. At the assessment, discuss room dimensions, visible defects, water and drainage connections, and the layout you want. Let us know if this is your only usable toilet.
Review the proposed work, tile and fitting choices, supply responsibilities and exclusions. Discuss relevant HDB or condominium requirements. Agree on the quotation, payment stages and how additional work would be authorised.
Confirm the access route and protection needed for surrounding finishes. Remove only the agreed tiles and fittings. Any hidden defects uncovered during removal should be discussed before the scope or price changes.
Coordinate plumbing changes before they are concealed. Prepare the substrate, install the specified waterproofing system and allow its required curing time. Include the agreed water testing before covering relevant work, then form drainage falls and lay tiles.
Install the selected sanitary ware, vanity, screen and accessories. Complete agreed heater, lighting and ventilation work using the appropriate trade professionals for regulated tasks. Check clearances before securing fittings.
Review water flow, drainage, connections, seals and the completed finishes together. Discuss cleaning advice, any outstanding items and the applicable warranty documents. Keep your quotation and handover records for future reference.
