A lot of floors in Singapore are still the original tiles. Some are sound. Plenty are tired, cold underfoot, and hollow near the kitchen. You do not always need to smash them out to get a timber or stone look.
First Service Renovation handles flooring supply and installation for people who own an HDB flat, a condominium or a landed house. We supply the material and we lay it. One written quote covers both. Hacking sits on its own line, and only when the floor actually needs it.
If you have been comparing flooring supply and installation Singapore, you are usually choosing between an overlay and a full hack. Often there is a keys date in Tengah, Punggol or Tampines sitting behind that choice. Doors should still close. Skirting should meet the plank. The floor should take wet shoes off a void deck.
Flooring supply and installation is the material plus the labour to lay it, measured to your rooms. In Singapore it matters because humid air, wet shoes and HDB tile rules punish a floor chosen only for the photo. A sound job stays flat, handles a mop, and does not jam the bedroom door.
You are not buying a picture of oak. You are buying a wear layer, a core, a flat subfloor and someone who will undercut a door rather than leave you sanding it on a Sunday.
A flooring contractor Singapore homeowners can call back is the one who tapped the tiles before selling the plank. If a seller only hands you a carton, the gaps become nobody’s fault the week the joints open.
Relative humidity here often sits above 70 percent. It jumps again when rain blows in along the East Coast or hangs over Woodlands. Laminate flooring that looked fine under showroom lights can swell at the joints beside a balcony door in Marine Parade. Older parquet flooring in landed houses around Serangoon Gardens and Bukit Timah cups for the same reason.
SPC flooring uses a rigid stone-plastic core, so it stays calmer when a room swings from air-con to an open window. Luxury vinyl tile is the flexible version of the same idea. Both get marketed as waterproof flooring. The face of the plank can take a mop. A bathroom floor trap is still not their job.
HDB flooring is usually an overlay. The tiles in a BTO, or the older tiles in a Queenstown or Toa Payoh resale, can stay down if they are stuck. For most families we meet, the best flooring for HDB living rooms is an SPC plank with a 0.5 mm wear layer or better, not the thinnest laminate on the quote sheet.
BTO flooring has a clock on it. You want the floor in between key collection and the first night you sleep there. A one-day or two-day overlay fits. A hack does not, and the downstairs neighbour in a point block will tell you so.
Condominiums add the management office. Lift padding, lobby protection and the hours the MCST sets matter as much as the colour. A balcony on a Kallang or Meyer Road stack is not the place to run indoor vinyl to the railing.
Landed houses can carry engineered wood flooring, large-format tile, or a repair to parquet that is still worth saving. Stairs need nosing, not a plank cut short at the last riser. The prep is heavier. The joints should not be sloppier than in a flat.
Overlay, hacking and the permit
Overlay flooring leaves the old finish in place. The build-up is often 5 to 8 mm once underlay is in. Timber doors get undercut. Some HDB doors are metal and cannot be cut. We say that on the measure, not after the planks are already in the living room.
Floor hacking means the old finish comes off. Then you have dust, debris, floor screeding, and an HDB permit if the home is an HDB flat. Noisy work stays on weekdays, generally 9am to 5pm, and not on weekends or public holidays. A vinyl lay is general work: Monday to Saturday, 9am to 6pm, is the pattern HDB publishes. Check the current guidelines before the first noisy day. The detail does get tightened.
New BTO bathrooms are separate. For the first three years, those floor tiles stay. The waterproofing is still under HDB’s defect period. We do not hack them to match a living-room plank.

This is the vinyl plank most Singapore homes are actually asking for. Wood, stone, or a herringbone pattern. Click-lock flooring where the rooms are simple. Glue-down LVT where the shape is fussy or the subfloor wants a bond. We state the wear layer on the quote. Living rooms should not be on a 0.3 mm skin if children drag chairs.
Vinyl flooring Singapore owners send us photos of is almost always this product, not the sheet vinyl used in a shop. Sheet still has a place in a small store or a covered yard. We will say which room is which.
Laminate flooring is the cheaper board in a lot of packages. It is also the one that swells when a wet mop meets a humid week. We will lay it in a dry, air-conditioned bedroom if you understand the limit. We will not lay it in a ground-floor room that takes water from the yard, or anywhere you expect to mop the way you mop tile.
Engineered wood flooring belongs in dry living rooms: many condos, and landed houses that stay air-conditioned. It can be refinished, within the veneer you bought. It is a poor idea beside a wet kitchen.
If the parquet flooring is solid and still flat, sanding can be the better spend. If it has peaked, cupped or gone hollow, covering it with a rigid plank is often cleaner than pretending a sanding will save it. We will tell you which one we are looking at.
Porcelain and ceramic tile flooring still wins in kitchens and bathrooms, and for owners who want a surface that is still there in twenty years. The cost is the hack, the screed, the dust and the days. Large formats need a flatter bed. We do not rush a tile job into a one-day vinyl slot.
Microcement flooring is a different trade, with its own prep and sealing. Ask at the start if that is the look you want. We will not sell a printed vinyl as microcement.

A new floor fails in small ways. The bedroom door sticks. The carpenter’s skirting no longer meets the wall because nobody told him the floor grew 6 mm. Paint lands on a plank that was finished yesterday. If the floor is one line in a bigger job, start with HDB, condo and landed renovation so the keys date, the hack and the handover sit on one schedule.
Cabinets, a shoe bench and a platform bed should be measured after the new height is known. That is custom carpentry and built-ins. Paint and a false ceiling should know the floor date too, which is why false ceiling and painting belongs in the same conversation. If you want one person chasing all of it, full project management is the cleaner ask. Space planning, if the rooms themselves are still moving, comes before any plank: space planning and interior design.

Our Story
Most of our flooring work starts as a renovation problem, not a shopping trip. The tiles can stay, or they cannot. The bedroom door is timber and can be cut, or it is a metal HDB leaf and it cannot. A neighbour in a Jurong West point block will hear a hack from the first minute. None of that appears in the catalogue photo.
We treat the floor as its own service because the rest of the flat depends on it. First Service Renovation will tell you to keep the bathroom tile, to skip laminate, or to hack one hollow bay and overlay the rest. The invoice is smaller when that is the honest scope. We would rather send the smaller invoice.
The floor we specify is not the same in every town. A resale in Geylang or Whampoa often needs patching before any plank goes down. A new BTO in Tengah or Punggol is usually a clean overlay against a deadline. A condo near Robertson Quay or Novena is a logistics job: service lift, protection, hours. A semi-detached in Seletar Hills may be engineered timber and stair nosing.
The tools are ordinary, and they are the job. A straightedge. A tap. An undercut saw. A moisture check when the screed is new. If a dip needs self-levelling, it is on the quote. Covering a dip and hoping is how the callback starts.

Vinyl flooring price talk in Singapore is noisy, so here is the 2026 market band, not a First Service rate card. Vinyl and SPC overlay, supply and install, often falls between S$4 and S$10 a square foot when the tiles are sound, before GST. A 4-room living zone often totals somewhere between S$3,500 and S$9,000 before skirting extras or hacking. Porcelain with hacking is commonly higher, often S$10 to S$22 a square foot once removal and screed are counted. Engineered timber in dry rooms is often quoted from about S$9 to S$18 a square foot. Cost guides differ. Your number comes from the measure.
GST is 9%. Say on the quote whether the figure includes it. A blog range and an invoice should not tell two different stories.

North and the north-east :
Punggol, Sengkang, Buangkok, Hougang, Kovan, Serangoon, Ang Mo Kio, Bishan, Yishun, Sembawang, Admiralty and Woodlands. New towns, young families, and a floor that has to be down before the air-con installer and the carpenter arrive in the same week.
West :
Jurong East, Jurong West, Lakeside, Boon Lay, Pioneer, Clementi, Dover, Bukit Batok, Bukit Panjang, Choa Chu Kang and Tengah. Tengah BTOs are the current rush. Older Jurong resales need the hollow-tile conversation more often than the new towns do.
Central, the city fringe and landed pockets :
Toa Payoh, Queenstown, Bukit Merah, Tiong Bahru, Redhill, Kallang, Bendemeer, Whampoa, Balestier, Geylang, Novena, Thomson, River Valley, Bukit Timah and Holland Village. Older tiles and walk-ups. Condos toward the Orchard fringe and Robertson Quay are access jobs first.
Landed streets we see regularly include Serangoon Gardens, Seletar Hills, Opera Estate, Frankel and the Bukit Timah belt. If your estate is not named, ask. We are not going to pretend a town is an exclusive territory. We do turn work down when the schedule is already honest-full.

How long does flooring installation take in an HDB flat?
Ans : A vinyl or SPC overlay in a 3-room or 4-room HDB is usually one to two days if the tiles are firm. Hacking, screeding and new tiles take nearer a week, and noisy hacking stays on weekdays. Condo work can run longer while the management books the lift and sets protection. We give you the dates in the quote.
Can you install overlay flooring over existing tiles without floor hacking?
Ans : Yes, in most dry rooms. If the tiles are bonded, not badly hollow, and the floor is close to level, we lay vinyl or SPC over them and undercut the doors. That often avoids an HDB hacking permit. Hollow tiles and deep dips need a patch, or the new floor will show every lump underneath.
Do I need an HDB permit to change my flooring?
Ans : You need an HDB permit when floor finishes come off or the floor is raised past the allowed limit. A thin overlay that leaves the old tiles in place often does not. New BTO bathrooms cannot have floor tiles hacked in the first three years. We tell you which path fits your flat before any date is booked.
What is the best flooring for HDB flats in Singapore’s humidity?
Ans : SPC and a decent luxury vinyl tile cope with wet shoes, mopping and heavy air better than laminate or solid wood. Engineered timber can work in a dry, air-conditioned room if you accept the care it needs. Kitchens and bathrooms should stay in tile. A plank sold as waterproof is still a poor choice beside a floor trap.
What is the difference between luxury vinyl tile and SPC flooring?
Ans : LVT is a flexible luxury vinyl plank or tile. SPC has a rigid stone-plastic core, so it stays flatter when the screed is a bit off and when the room swings from air-con to open windows. Both can mimic oak or stone. For HDB living rooms we usually specify SPC, because Singapore floors are rarely perfectly level.
Will the installation leave a mess in my home?
Ans : Overlay work is cutting, clicking and glue where the room needs it. Expect dust at the door cuts, not a pile of smashed tile. Hacking is louder. We keep it to weekday hours, warn the neighbours and bag the waste the same day. Furniture moving is a line on the quote if you want it. It is not assumed.
Do you supply and install flooring in condos and landed houses?
Ans : Yes. Condominiums need management approval for hacking, lift padding and work hours, which we sort out with the MCST before we start. Landed houses can take timber, large tile or a patio deck, and the prep is heavier than in a flat. The fitting standard does not change between a Tampines BTO and a semi-detached in Serangoon Gardens.
How should I prepare the flat before installation day?
Ans : Move small items you care about, and tell us which big pieces you cannot shift. We can price in the beds and the sofa. Roll rugs away, lift curtains off the floor and clear the shoe rack. Someone who can decide should be reachable if we find a hollow tile. Keep pets out while doors are cut.
What wear layer should I ask for on vinyl flooring in Singapore?
Ans : For bedrooms, a 0.3 mm wear layer can be enough. Living rooms, and any HDB where kids drag chairs, should be 0.5 mm or thicker. The thicker layer costs more and shows scratches later, not sooner. Ask for the product sheet. A pretty photo with no wear-layer number is not a specification.
